Asphalt crack sealing is a method used to repair and prevent the deterioration of asphalt surfaces, such as driveways, parking lots, and roads. The process involves cleaning the cracks, and then filling them with a sealant material that is specifically formulated for this purpose.
We use state-of-the-art equipment and utilize certified “Sealmaster” products in our restoration process. “Sealmaster” products are an industry standard.
Fall or spring are generally the best times to apply crack sealing. Once the cracks are ready for sealing, a hot pour crack sealer (heated to 400 degrees F) is applied directly into the crack and surrounding lip area. Once the sealer has cooled, it leaves a black, flexible top to the pre-existing crack, sealing edges from further erosion. This heat stabilized, rubberized asphalt crack and joint sealant is the best in the industry!
Unfortunately, crack sealing does not erase the crack, it simply seals it and allows longer life from the asphalt. It is recommended that once all cracks are sealed, the entire asphalt pad be sealcoated to further protect the surface.
Crack sealing is an inexpensive way to improve pavement performance and extend pavement life if performed in a timely and effective manner.

Crack sealing is the most important first step in maintaining an asphalt pavement, yet it’s often overlooked. Cracks that aren’t filled or sealed can result in potholes.
Asphalt cracks for many reasons. Colorado’s climate has dramatic temperature fluctuations, plenty of sunshine, and freeze-thaw cycles in the winter. These weather patterns cause slow deterioration of your asphalt pavement.
Besides the drastic weather conditions, the main cause is a lack of flexibility as asphalt ages which allows expansion cracks. Insufficient rock base installed prior to the asphalt, as well as tree roots, heavy traffic, poor drainage, and frost heaves from freezing temperatures, can also be contributing factors to cracks in asphalt.
Once small cracks have opened, they will continue to enlarge and will need to be sealed with a flexible asphalt-rubber-type sealant. The most important thing is to seal asphalt cracks in a timely manner—most cracks are good candidates for filling or sealing. Generally, asphalt cracks should be repaired as they appear or at a minimum once a year.
